Abodient

Abodient is a UK property management platform built around an AI agent called Alfred. It serves self-managing landlords, HMO operators, and the letting and managing agents who run portfolios on their behalf.

What sets it apart is that the AI does the work rather than reminding you to do it. When a tenant reports a repair, Alfred asks the diagnostic questions, works out who is responsible under the tenancy, contacts contractors over WhatsApp or email, negotiates a time that suits the tenant, and books the visit. The landlord is only brought in when the decision is genuinely theirs.

Alongside that, Abodient tracks every statutory compliance deadline per property and jurisdiction — gas safety, EICR, EPC, deposit protection, HMO and selective licensing — with England, Wales and Scotland handled separately because their duties genuinely differ. It also reconciles rent and expenses, chases arrears, generates SA105 returns and tenancy agreements, keeps accounts in Making Tax Digital shape, and integrates with Xero.
